More about the River's Edge: Situated in the Northern Midlands region of Australia’s southern-most island state – Tasmania. Located just 25 km (15.5 miles) from Launceston – Tasmania’s leading northern city – and 2 km (1.2 miles) from the historic rural township of Longford, the property is centrally positioned with easy access to quality roads and uncrowded highways.

This home is a haven and yet is located only 15 minutes by car from Launceston Airport, two hours south to the state’s capital city of Hobart, two hours to the pristine beaches of the East Coast, and three hours to the wild and rugged West Coast.

The natural wonders of the region are boundless - Tasmania is Australia’s “Natural State” owing to its large and relatively unspoiled natural environment with almost 37% comprised of reserves, National Parks and World Heritage Sites.

The area surrounding the River’s Edge is rich in colourful history and scenic beauty, and within the major trout fishing areas of Tasmania. The property offers magnificent views to the Great Western Tiers and relaxing walks or cycling along the river – a river rich in native wild life including platypus.

The spacious, two storey dwelling sits comfortably in 1½ acres of English-style gardens with river frontage and farmland surrounds. The gardens are highly acclaimed for their diverse selection of plants, layout and design.

Built in 1855 from local brick and timbers, the building has been sensitively renovated for modern living in recent years by the present owners. The history, originality and character of the mid-19th century commercial building have been carefully retained, with the resulting ambiance warm, welcoming and relaxing.

Enhanced with upper and lower decks, the building’s design offers a seamless transition from the interior to the outdoor areas and gardens. Thoughtfully positioned within the grounds are a number of outbuildings including wood shed, heater shed, hot house, summer room, and large four car garage with workshop.

The lower storey is a large, open plan space that is also intimate, warm and inviting. Currently utilised as a successful function venue, the space’s potential is only limited by any owner’s imagination. The extensive timber features and exposed brickwork are very much in tune with the building’s story, from past to present, with a certain flavour and accents reminiscent of Tuscany and Europe.

This generous space is also equipped with a fully-operational commercial kitchen, toilets and storage areas – all furnished with quality Italian ceramic tiling.

Four sets of timber French doors open to wide decks and terraces on three sides. Just open a door and stroll through your choice of inviting shady nooks and pathways, the tranquil pond and fountain, and inviting gardens.

An impressive spiral staircase with views to the sky above invites you to ascend to the upper level of the residence with an open plan design incorporating kitchen, dining and lounge areas leading to the wide upper deck on two sides – and then on to other levels with bedroom, bathroom, loft bedroom and en suite.

Two sets of French doors open to Juliet balconies offering panoramic views over the garden, farmlands and distant hills and mountains.

The natural timber kitchen is a cook’s dream, crafted from quality Tasmanian Blackwood cupboards and polished Jarrah bench tops.

The double stainless steel sink, stainless steel oven with gas cook top, large stainless steel side-by-side fridge/freezer, and large walk-in pantry complete this luxurious package.
The master bathroom is tastefully appointed with a single shower, single bath, Italian ceramic tiles to floor and walls, Tasmanian Myrtle timber vanity top and cupboards with Italian ceramic basin.

The en suite is similarly appointed with Italian marble floor tiles, double shower, Tasmanian Myrtle vanity top and ample cupboards, and Italian ceramic basin and toilet suite.

Both bedrooms are fully carpeted, while the main living areas are of polished hardwood timber, paying tribute to the building’s style and character.
